About the Liberty Township, Ohio Area 

Location
Liberty is a township in the east-central part of Butler County, in the Cincinnati metropolitan area, just south of the city of Monroe. Cincinnati is 20 miles south of Liberty Township, and Dayton is 25 miles to the north. 



                 Butler County Regional Airport

Airports
The Butler County Regional Airport is 5 minutes from the Liberty Township border. The Cincinnati/Northern Kentucky International Airport and the Dayton International Airport are approximately 30 minutes away.  

Terrain
The total land area of Liberty Township is about 28 square miles. It is smallest of the thirteen townships in Butler County, but one of the fastest growing areas in southwest Ohio. Farms are still seen in the northern and eastern sections of the township. 

Population
The population of Liberty Township is estimated to be 32,073. Experts project that in five years or so, Cincinnati and Dayton will be referred to as one metroplex, like Dallas-Fort Worth, with West Chester/Liberty as the connector. It is also projected that this metropolitan area will be in the top 10 in the U.S., based on population. The Cincinnati/Dayton metroplex already has 2.93 million people! 

Jobs
The median household income in Liberty Township is $75,195. The unemployment rate is very low, only 1.4% (2000 census). The Lakota Local School District is the largest employer in Liberty Township, with almost 1,000 employees. Kroger Co. and Peterman Bus Service are the next largest local employers.  

Colleges/Universities
Area universities include Miami University, University of Cincinnati, University of Dayton, Wilmington College, Wright State University, and Xavier University. 

Housing
The median home value in Liberty Township is $170,500 (which is an 80% increase in the value of homes since 1990). Ninety-one percent of the residents are home owners, and 5% are renters. In 2003, Liberty led all Southwest Ohio counties in single-family housing starts, with 870. 

Approximately half of the Township is developed. Eighty percent of that development is in residential use. Seventy-five percent of the residential development is in the lower half of the Township. Many residential properties consist of multiple acres with some in excess of five acres. 

Historic Building
The Butler County Society Museum in nearby Hamilton, celebrated its 50th year in 1999. The historic house museum has original architectural details and period furniture, dating from the mid 1800’s, “The Gilded Age”. The home is representative of the Italianate Architectural Style, and was owned by a prosperous industrialist. 

Parks/Sports/Recreation/Golf
Liberty Township has many beautiful parks for outdoor enjoyment, including Dudley Park and Dudley Woods, Liberty Park, Reserves Park, Fort Liberty Playland, Wetlands Park, Cherokee Park, and Mill Creek Preserve. 

Lakota Sports Organization provides youth football, soccer, baseball and softball throughout the year. 

Public golf courses in Liberty Township include Green Crest Golf Course, Pleasant Hill Golf Club, and Vista Verde Golf Club, with many more in the surrounding Greater Cincinnati area.  

Special Attractions/Events
In addition to the varied opportunities for culture and entertainment in the Greater Cincinnati and Dayton areas, Liberty Township parks host many annual community events, such as the Liberty Township annual Easter Egg hunt, a Fourth of July parade and festival, and a Fall festival that includes a silent auction to support the parks system. 

Interesting Facts
Liberty Township was named for Liberty, Pennsylvania, at the suggestion of John Morrow, a resident in the township at the time of its formation in 1803. 

The first settler was John Nelson, who arrived in 1796, seven years before Ohio became a state.

Home Inspections >If It Is Broken Fix It

Most houses have a few "little" problems, like leaking faucets, a stove burner that won't light, or electrical outlets with too much "spark". These defects may not seem very important--unless your house is about to go on the market.

We rarely have difficulty getting sellers to agree to paint, replace worn carpets or plant a few flowers in the front yard. These kinds of repairs obviously increase the overall appeal of the property. However, if any of the major systems in your home need maintenance, it is also prudent to have the necessary repairs made. Have your furnace, central air-conditioning system, plumbing and wiring checked as part of your pre-marketing efforts. The best rule is--if it's broken, fix it!

The purchase agreement requires that a house be conveyed with all the systems in working order, and most buyers will bring in a home inspector to identify any potential problems. During the period of time between the "meeting of the minds" and the removal of the inspection contingencies, the buyers are the most vulnerable to an attack of buyer's remorse. This is also the time when anything that hasn't been repaired could become a major issue.
